The Villas at Stratford Place
and Hamlet Circle

The community consists of 16 ranch condo homes built to date out of 80 planned.

It is a proven design of easy single-floor condo living with several acres of conservation land, large clubhouse and state-of-the-art exercise facilities.

Communities elsewhere in Michigan and the US have a very similar layout and the same floor plans (see "other communities" below).

The History of Hamlet Circle
.   History, even recent, is hard to piece together when the main players have disappeared. We know that this land between Coolidge and Abbott roads consisted of open sod farm and, in the midst of it, Davis Airport, named after a Lansing aviator of the 1920s. The airport closed in 2000, and Lansing Classic Living, LLC, purchased the site of the Villas at Stratford Place from Chandler Farms in October, 2004.

According to Clinton County records, however, liens appear against the developers as early as 2005. We can only surmise the reason was lack of adequate capital. The blueprint of the new community had proved successful not only in other cities in Michigan but throughout the US.  A key element of the plan required installing the complete infrastructure for all 80 homes and constructing a clubhouse and pool, before starting to build (let alone selling) any individual homes. This worked for a very large national builder, like Epcon Communities (see below), from whom Lansing Classic presumably obtained a license. For a small company, however, this must have created a horrendous cash flow problem. The result was bankruptcy and finally foreclosure by the lender. The bank then owned the development outright for a year or two before forming a new company, Landing Holdings, LLC, to act as successor developer, managed by M. Shapiro Development.

Parks
City parks and nature trails
There is no shortage of city parks and trails within easy access of Hamlet Circle. The site plan has a Conservation Easement (not yet built) along the south side of the development that will lead to the City of East Lansing's Abbott Road Park  which also leads to the
Northern Tier Trail.

The nearby Family Aquatic Center on Abbott Road is only a mile away, the city's Hawks Nest Park is a short walk from Hamlet Circle, accessed from Shearwater Lane on the other side of Coleman Road.

Twin Communities?
Epcon communities and twin homes
The original developers of the Villas at Stratford Place, Lansing Classic Homes, apparently followed a plan from Epcon, one of the nation'
s largest builders specializing in easy-to-maintain, single floor homes in HOA managed communities.  Epcon offers quality crafted homes with minimum maintenance, aimed at young working people, too busy to mow lawns or manage their homes, as well as empty-nesters and retirees looking to downsize. Their tagline, "Staycation destinations", though clumsy, expresses theeasy lifestyle.

Residents of Hamlet Circle may be surprised that several other Michigan communities feature Abbey and Canterbury designs with almost identical floor plans to our own -- though priced more than double (e.g., see the Rivers at Ada, or the Rivertown Villas in Grand Rapids, or the Villas at Stonehenge in Kalamazoo).
